We are pleased to announce the publication of the 2023/2024 Annual Report of the Dominicé Swiss Property Fund (DSPF). For the past 10 years, DSPF has provided its investors with a secure and high-performing investment, particularly in light of the low bond yields.
Focused on residential properties in the Lake Geneva region, the fund reached a total asset value of CHF 556 million as of 30 June 2024, representing a growth of 3.80% compared to 30 June 2023. This increase was driven by the acquisition of a building in Lausanne and investments in portfolio densification.
In 2024, the fund conducted two capital increases and a first property SWAP of CHF 88 million. This new capital enabled the acquisition of seven new residential buildings in Geneva and Lausanne during the second half of the year, bringing its portfolio to 53 properties valued at CHF 652 million. This represents a portfolio growth of 23% to date, compared to 30 June 2023.
Key Figures as of 30 June 2024:
- The dividend per share stands at CHF 3.15.
- Net profit reached CHF 11.25 million, up 17.96% compared to the previous fiscal year.
- The EBIT margin increased from 59.28% to 65.80%.
- The rental loss rate decreased to 1.82%, down from 2.4% previously.
- Rental income increased by 4.83%, supported by a reduction in the vacancy rate, renovations, and recent acquisitions.
- The investment return stands at 2.50%, slightly higher than the 2.40% recorded in 2023.
- Return on invested capital (ROIC) rose to 2.27% from 1.94% in 2023.
- The CO2 emissions of the portfolio decreased by 3.38%.
DSPF is strengthening its commitment to sustainability through energy-efficient renovations and the integration of sustainable factors into its management*. In 2024, the fund joined the GRESB benchmark to enhance the transparency of its reporting. Its sustainability report was also audited by PricewaterhouseCoopers SA as part of a limited assurance engagement, providing additional assurance on the reliability of the published information.
